Before touring homes, write down your must-haves (non-negotiables like bedrooms, location, or accessibility needs) and nice-to-haves (things you'd love but can live without). This keeps you focused and prevents falling for a house that doesn't actually meet your needs.
Location, Location, Location
You can change almost everything about a house—paint, flooring, even walls. But you can't change the location. Consider commute times, school districts, neighborhood safety, nearby amenities, and future development plans. A smaller house in a great location often beats a bigger house in a problematic area.
Look Beyond the Staging
Sellers stage homes to look their best. Look past the furniture and decor. Check the bones: roof age, HVAC condition, foundation, windows, plumbing. Open closets and cabinets. Turn on faucets. Flush toilets. The pretty stuff is easy to add; the infrastructure is expensive to fix.
