Before Closing Day
Schedule your final walk-through 24-48 hours before closing. Verify repairs were made, the home is in expected condition, and nothing has been removed that should stay. Review your Closing Disclosure (you'll receive it 3 days before) and compare it to your Loan Estimate.
What Happens at Closing
You'll meet at a title company, attorney's office, or lender. Bring a valid photo ID and any required funds (certified check or wire transfer—never cash). You'll sign the mortgage note, deed of trust, and many other documents. The title agent or attorney will explain each one.
After You Sign
After signing, the lender funds the loan and the deed is recorded with the county. This can take a few hours to a day. Once recorded, you receive the keys and officially own your home. Celebrate—you've earned it! Then change the locks, set up utilities, and start making it yours.
